What Vurel is

Vurel is a price-intelligence service for the Thai property market. Every night it reads public listings from 9 major Thai portals, around 1.4M listings across 47+ Bangkok zones, for sale and for rent, and keeps the one thing the portals discard: the history of what each listing has asked over time.

That single difference, kept memory, is what turns a wall of asking prices into something you can reason about. You can see where a zone sits per square metre, which listings have been cut and by how much, and how an asking price has moved since we first recorded it.

Our mission

Thai property portals are built to show stock, not context. They show you what is for sale today, at the price the seller wants today, with no sense of whether that price is fair or whether it has already been dropped twice.

Vurel's mission is to give every side of a deal the context the portals leave out: a defensible read on a fair price, a clear view of where prices are moving, and an honest map of where the cuts are. The same facts, available to the buyer, the seller, and the agent.

Editorial and data-integrity standards

People make money decisions on this data, so we hold ourselves to a few hard rules. We publish only what the data supports, and we are specific about the difference between what we measure and what we do not.

  • Publish only what data supports

    No claim goes out unless the listings behind it back it up. If the data is thin, we say so rather than rounding up.

  • Show sample sizes

    A zone figure built on a handful of listings is labelled as such. We do not dress up a small sample as a confident market read.

  • Asking prices, not sold prices

    Everything we show is what a listing asked. We never present asking prices as transaction or registry prices.

  • No invented contacts or credentials

    We show contacts only where a seller published one, and we make no claims about awards, certifications, or partnerships we do not hold.

Who Vurel serves

Buyers use Vurel to check whether an asking price is fair before they call, and to spot units that have quietly been cut.

Sellers and owners use it to price a unit against the real zone market instead of guessing, so it is priced to actually sell.

Agents use it to advise clients with evidence, to find motivated sellers whose prices are already moving, and to stop relying on memory and spreadsheets.

Bilingual by commitment

Thailand's property market runs in two languages, and so does Vurel. The product, the market reports, and these pages are published in both English and Thai. The Thai is written natively, not machine-translated from English, because a market read is only useful if it reads naturally to the people living in that market.
