Bangkok's Most Expensive Zones in 2026, by Actual Asking Prices

Ask five agents which Bangkok neighborhood is the most expensive and you will get five confident answers, none of them backed by a number. This piece is the version with the numbers. Every figure below is a median asking price, taken from Vurel's nightly read of 1.5 million Thai property listings across 11 portals, measured in August 2026.

One thing to be clear about before the table: these are asking prices. Thailand has no public registry of what units actually change hands for, so the asking price on the portal is the only public reference point that exists. We have written before about why the asking number is not the number a unit eventually trades at, and everything here should be read with that gap in mind. Asking medians tell you where sellers are anchored, which is genuinely useful, but they are not evidence of what anyone paid.

The ranking

After Ratchathewi - Phaya Thai there is a real cliff. The next central zone by headline price, Ari - Saphan Khwai, has a median asking price of ฿5,500,000, roughly ฿2.7 million below sixth place. The six zones above are Bangkok's expensive core by what sellers are currently asking; everything else is a different price bracket.

One caveat on the listing counts: Vurel does not merge duplicate listings across portals, so a unit posted on three portals counts three times. The totals are a measure of listing activity, not a count of unique units.

Total price and per sqm price tell different stories

The table above ranks by median total asking price. Rank by asking price per square meter instead and the order shuffles:

Two zones move a lot, and both moves are informative.

Ratchathewi - Phaya Thai jumps from sixth to third. Its listings skew toward small new-build condos near the BTS spine, so the total price stays modest while the per sqm ask is among the highest in the city. If you are comparing value per square meter, Ratchathewi is priced like Sathorn. If you are comparing what you actually have to pay for a unit, it is the cheapest of the six.

Rama 3 - Yan Nawa moves the other way, from fourth to near the bottom. A ฿8,950,000 median total ask on a ฿103,766 per sqm median means the typical Rama 3 listing is simply large: riverside towers and family-sized units rather than compact CBD boxes. Rama 3 is not expensive land, it is big floor plans. Buyers scanning headline prices will overrate it; buyers scanning per sqm will underrate the amount of space the money buys.

What drives each zone

Chidlom - Ploenchit, ฿11,000,000 median ask, ฿194,247 per sqm. The top of the market by both measures, and it is not close on per sqm. This is the luxury retail core around Central Embassy and Lumpini's northern edge, where freehold land is nearly gone and most new supply launches at the top of the price scale. The listing pool also skews rental: of 31,303 tracked listings in the zone, 23,285 are rentals and only 8,046 are for sale, from Vurel's nightly read, August 2026. A thin sale pool of mostly luxury stock produces a high median partly by composition. That does not make the number wrong, but it means the median describes a luxury-heavy pool, not a broad market.

Khlong Toei - Rama 4, ฿9,300,000 median ask, ฿175,000 per sqm. The surprise runner-up for anyone still carrying a ten-year-old mental map of Khlong Toei. The Rama 4 corridor has absorbed a wave of large mixed-use projects and the new launches around them are asking prices that now outrank Sathorn on both total and per sqm medians. This is the clearest example in Bangkok of asking prices moving ahead of a district's established reputation, and the honest reading cuts both ways: either the market is repricing the corridor, or sellers are asking for a repricing that buyers have not yet agreed to. Asking data alone cannot tell you which.

Sathorn - Silom, ฿9,180,000 median ask, ฿162,162 per sqm. The traditional CBD, with embassies, office towers, and a deep pool of 66,483 tracked listings. Sathorn's median is built on established stock rather than launch pricing, which makes it arguably the most trustworthy number in the top three: a large, mixed pool of old and new supply rather than a thin slice of new luxury.

Rama 3 - Yan Nawa, ฿8,950,000 median ask, ฿103,766 per sqm. As covered above, the high total ask reflects unit size, not land scarcity. The riverfront strip along Rama 3 has been marketed as "the next Sathorn" through several cycles without the per sqm asks to match. At roughly ฿104,000 per sqm against Sathorn's roughly ฿162,000, the market's actual ask says it has not happened yet.

Sukhumvit, ฿8,900,000 median ask, ฿154,286 per sqm. The biggest pool in the country at 278,434 tracked listings, covering everything from Nana to Ekkamai and beyond. That breadth is exactly why its median lands mid-pack in this group: prime Phrom Phong asks and older stock further down the line get averaged into one number. Treat the Sukhumvit zone median as a starting reference, then compare against the specific stretch you care about. A zone this wide contains several distinct markets.

Ratchathewi - Phaya Thai, ฿8,240,000 median ask, ฿173,077 per sqm. The compact-unit capital of the list. Interchange access at Phaya Thai and the Airport Rail Link, plus a steady pipeline of small new condos, keeps per sqm asks near the top while total prices stay the lowest of the six. For buyers with a fixed budget who want central per sqm exposure, this is where the trade-off is most visible.

Rents, and a rough yield check

The same nightly read gives median asking rents, and putting the two medians together gives a rough gross yield check. To be explicit about the method: this divides the median annual asking rent by the median asking sale price for the same zone. The two medians come from different listings, not the same units, and both are asking figures that sellers and landlords may not achieve. Treat the result as approximate at best.

The spread is narrow, roughly 4.2 to 4.7 percent across all six zones, which is itself the finding: on current asking medians, no expensive Bangkok zone is priced as an income play. Sale asks and rent asks have risen together. If a listing or a project brochure quotes a gross yield meaningfully above this range for one of these zones, the number deserves scrutiny, because the zone-level medians do not support it.

Where asking prices overshoot

Three patterns in this data are worth flagging as places where the ask likely runs ahead of what buyers will pay.

Thin, luxury-skewed pools. Chidlom - Ploenchit's sale pool is small and concentrated at the top of the market. Medians from pools like this are dominated by launch pricing and aspirational resale asks, the two categories with the least pressure to be realistic. The ฿11 million median is a real description of what is listed. It is weaker evidence of what the zone's stock is worth.

Corridors being repriced by new launches. Khlong Toei - Rama 4's climb past Sathorn on asking medians is driven by new supply asking tomorrow's prices today. Some of that will stick. Historically, some of it gets negotiated away or quietly cut after launch stock sits. Vurel has tracked asking-price history on every listing since March 2026, and watching whether Rama 4 corridor asks hold or start cutting over the next few quarters is the closest thing to an answer this data can give.

Reputation pricing. Rama 3's headline median borrows prestige from unit size. A seller in a large Rama 3 unit anchoring to "this is a ฿9 million district" is anchoring to floor area, not to the ฿104,000 per sqm the zone actually asks. Buyers who check the per sqm median before negotiating have a concrete counter to that anchor.

The general rule from all three: a zone median is a sanity check, not an appraisal. A listing priced far above its zone's per sqm median needs a specific, checkable reason. The numbers will move

These medians are a snapshot from August 2026, and asking medians move as listing pools change. New launches push zone medians up without a single existing unit changing its ask; a wave of price cuts pulls them down. That is why a single ranked list, including this one, has a shelf life, and why the more useful habit is checking the current median for the zone you care about at the moment you are negotiating.
