Bangkok's Most Crowded Condo Buildings in 2026

Life Asoke - Rama 9 has 4,644 live listings on PropertyHub and LivingInsider alone. They come from 450 different poster contacts. Three out of four are rentals, and half of the sale listings ask between 127,330 and 150,000 baht per square metre.

That is what a crowded building looks like. Building specialists work in towers like this. They know the lobby, the juristic office and a list of owners, and they compete with hundreds of other contacts posting the same stack of units. This post ranks the buildings with the most live listings and looks at who posts in them, what share is for rent, and how wide asking prices run. The aim is to help a building specialist price better and pick which building to specialise in.

Why this count uses two portals

A building ranking needs the building name on each listing. PropertyHub and LivingInsider name it on nearly every one, 515,322 live Bangkok-area condo listings between them. DDproperty, Hipflat and Teedin108 carry no building name in our data, so their listings cannot be placed in a building. Everything below uses the two portals that can. Real totals per building are higher.

A listing is not a unit. The same unit is often posted by several agents, and by the same agent on both portals. When a building shows thousands of listings, some of that is the same units posted again and again, which is part of the crowding a specialist is up against. Six of the top fifteen carry the Life name, and four have Asoke in theirs.

Crowding is concentrated. Of about 6,100 building names in the data, 70 buildings have 1,000 or more live listings, and between them they hold 117,909 listings, 23 percent of the total. The 240 buildings with 500 or more hold 46 percent. About 4 percent of building names carry nearly half of all listings.

Across the 40 most crowded buildings, the number of distinct contacts posting in each runs from 125 at Life Ladprao Valley to 450 at Life Asoke - Rama 9, with a median of 238. That is the field a new specialist enters.

The field is lopsided. In each building, the five busiest contacts hold between 38 and 68 percent of the listings, with a median of 46 percent. Regent Home Bangna (66.6 percent) and New District R9 (67.6) are the highest. At the other end, 37 to 53 percent of the contacts in each building post a single listing, yet those contacts account for only 2.5 to 8.1 percent of the building's listings. Many are likely owners, and they are the mandates a specialist can win without outposting a desk.

Across the top 40, rentals make up between 64 and 99.6 percent of listings, with a median of 81 percent. Regent Home Bangna is almost entirely a rental building in the listings, with 13 sale listings against 2,946 for rent.

The share climbs with building size. In buildings with 1,000 or more listings, the median rental share is 79.5 percent. In buildings with 100 to 499 it is 66.2 percent, and in buildings with 30 to 99 it is 51.2 percent. The busier the building, the more of its listings are rentals.

For a specialist this cuts two ways. Rentals are steady work in a crowded building, with a lease every year or two per unit. Sale mandates are scarcer there, so an owner who wants to sell is worth more of your time, and a sale listing faces fewer direct competitors in the same building.

Even within one tower, sale asks per square metre spread widely. Across 39 of the top 40 with at least 30 priced sale listings, the upper quartile sits a median 21 percent above the lower quartile. The narrowest is Life Asoke at 10.6 percent. The widest is Quattro by Sansiri at 37.8 percent, where the lower quartile asks 180,000 baht per square metre and the upper quartile 247,955.

Spread does not shrink much as buildings get busier. The median gap is 20.6 percent in buildings with 1,000 or more listings and 18.3 percent in buildings with 100 to 499. More listings do not settle the price. Floor, view, size and furnishing all move it.

That spread is the specialist's edge. A generalist prices a unit off the building median. A specialist knows which units sit at which end and why. Some examples of the ranges, all per square metre of asking price for sale:

What building specialists should take from this

  1. Count your field before you pick a building. In the fifteen busiest towers you share the stock with 143 to 450 contacts, and the top five hold close to half of it. A building with 100 to 499 listings has a median of 59 contacts, against about 200 in buildings with 1,000 or more.
  2. Chase the single-listing posters. Between 37 and 53 percent of each building's contacts post one listing. Many are likely owners the desks have not signed.
  3. Treat a sale mandate in a rental-heavy building as a prize. In the busiest buildings four out of five listings are rentals, so a sale listing stands out.
  4. Quote the quartiles, not the median. Say this to an owner in Life Asoke - Rama 9. "Half the sale listings here ask between 127,000 and 150,000 baht per square metre. At 155,000 you are above three quarters of them, so buyers will see a lot of cheaper copies before yours."
  5. Check the asking-price history of the copies. When the same unit appears several times, the cheapest current copy is usually the owner's real position. Our note on checking a fair price per square metre covers the comparison.

How we measured this

The data is Vurel's index of eleven Thai portals, restricted to condo listings on PropertyHub and LivingInsider in 30 Bangkok-area zones. A listing counts as live if we saw it on its portal between 1 August and 28 September 2026 and our verification job has not since found it taken down. That is 515,322 listings with a building name.

Buildings are grouped on the portal's building name, lowercased with spacing normalised, the same grouping Vurel's project pages use. A building spelled two ways splits into two, so a few totals are understated. Listings are not merged across portals or agents. Sale medians and quartiles use asking prices of at least 300,000 baht on units of 15 to 1,000 square metres, rents run from 2,000 to 1,000,000 baht a month, and every median or quartile rests on 30 or more listings. Regent Home Bangna has 13 sale listings, too few for a price range, so it is left out of the spread chart. Poster contacts are matched on phone, LINE ID or email and are reported in aggregate only. All prices are asking prices.
