How Many Agents Compete in Each Bangkok Zone?
Sukhumvit and Ramkhamhaeng have almost the same number of people posting listings. Sukhumvit has 4,540 distinct poster contacts on live listings and Ramkhamhaeng has 4,234. In Sukhumvit, the ten biggest of those posters hold 49 percent of the listings. In Ramkhamhaeng the ten biggest hold 21 percent.
A headcount of agents tells you little. What matters is how the listings are split, and how many you would need before buyers start seeing your name. This post measures both for 30 zones in and around Bangkok.
What counts as a competitor here
A competitor here is a posted contact, meaning a phone number, LINE ID or email that appears on a live listing. Two limits come with that.
Only listings that post a contact are counted. In these 30 zones that is 815,622 of 1,177,252 live listings, about 69 percent. DDproperty, Hipflat, Dot Property and FazWaz publish no contacts in our data (the portal comparison has the detail), so a zone where those portals carry much of the stock is measured on a thinner base. Khlong Toei - Rama 4 is the weakest case, with a contact on only 22 percent of its live listings.
A contact is also not a person. One agency may post under several numbers, and several agents may share one office line. Read the counts as posting identities, not people.
The market in four numbers

The top 1 percent of contacts, about 296 of them, hold 73 percent of all listings with a contact. The 1,480 contacts that post in 11 or more of the 30 zones hold 697,566 listings between them. Those are desks that syndicate across the whole city.
At the other end, 20,700 contacts post in one zone only and hold 31,108 listings, under 4 percent. Their median is one listing, so most look like owners or occasional posters. The group that looks most like solo agents is the 4,467 contacts active in two or three zones, with a median of three listings each. They hold 22,570 listings, under 3 percent.
How concentrated each zone is
Every zone is concentrated. Even the most fragmented one, Rat Burana - Suksawat, gives 64 percent of its listings to the top tenth of its posters. The gap between zones is still large. Sukhumvit, Chidlom and Sathorn are desk markets. Lat Krabang, Rama 2 and Rat Burana sit between 64 and 67 percent, with far more of the stock spread across small posters.

In Sukhumvit, 95 contacts with more than 200 listings each hold 143,054 of the zone's 180,090 listings with a contact, 79 percent. Posters with 2 to 20 listings, the band most solo agents fall into, hold 6 percent. In Lat Krabang only five contacts clear 200 listings and they hold 17 percent, while the 2 to 20 band holds 36 percent. On Nut, Ladprao and Ramkhamhaeng sit in between, with big desks holding roughly two fifths.
What it takes to be a name buyers see
Look at this number first when choosing a zone. Becoming one of the ten biggest posters in Sukhumvit takes 2,494 live listings, which is an agency's inventory rather than one person's. In Rama 9 - Ratchada it takes 797. In Rama 3 - Yan Nawa it takes 84, in Rat Burana 74 and in Dusit 95.
The bar for the top tenth of posters is far lower, at 26 listings in Sukhumvit, 16 in Rama 9, 12 in On Nut and Ladprao, and 5 to 8 in Dusit, Rat Burana, Don Mueang and Lat Krabang. A few dozen live listings put a solo agent in the top tenth almost anywhere. What separates zones is whether the top ten are within reach.
Rama 3 - Yan Nawa is the outlier worth a look. Its median condo asking rent is 30,000 baht a month (n = 5,908), close to Sathorn - Silom at 33,000 (n = 31,886), yet 84 listings put you among its ten biggest posters. Ari - Saphan Khwai is the next pairing of a decent rent level with a reachable bar, at 23,000 baht (n = 7,967) and 218 listings.
Condo sales and rentals are different fights
For condos, rentals are where the desks put their volume. In Rama 9 - Ratchada the top ten contacts hold 47.1 percent of condo rental listings and 39.1 percent of condo sale listings. In On Nut - Bearing it is 39.9 against 35.3, in Ramkhamhaeng 41.0 against 36.4, and in Ladprao 47.2 against 39.4. Sukhumvit is close to even, at 54.5 for rentals and 52.6 for sales.
Chidlom - Ploenchit runs the other way. Its top ten hold 67.1 percent of condo sale listings against 61.5 percent of rentals, so the sale side there is the harder one to break into.
On the sale side, more than half of the contacts in every zone post exactly one condo listing, from 52 percent in Sukhumvit to 71 percent in Thawi Watthana - Salaya. Khlong Toei - Rama 4 and Ratchathewi - Phaya Thai rest on under half of their live listings, because much of their stock sits on portals that hide contacts. Treat those rows as rough.
Using this to pick where you work
- Pick a zone by the bar you can clear. With 75 to 150 live listings you can be a top ten name in Rama 3, Rat Burana, Dusit, Rama 2, Phahonyothin or Lat Krabang. In Sukhumvit, Rama 9 or Sathorn the same inventory puts you in the top tenth, but the top ten starts at 545 to 2,494 listings.
- In desk zones, do not try to win on volume. The single-listing contacts are where the unsigned owners are. In Sukhumvit, 2,060 contacts post exactly one listing, and each is a direct conversation you can start.
- Work the sale side where the rent side is flooded. In 27 of the 30 zones the top ten hold less of condo sales than of rentals, so a sale listing has fewer big names beside it.
- Tell the owner what their listing sits among. "In Sukhumvit the ten biggest posters hold about half of all listings. At the same price as theirs, your unit is easy to scroll past. It needs a sharper price or better photos."

How we measured this
The data is Vurel's index of eleven Thai portals. A listing counts as live if we saw it on its portal between 1 August and 28 September 2026 and the verification job has not since found it taken down. The 30 zones are Vurel's zone groups for Bangkok plus Nonthaburi, Chaengwattana - Pak Kret, Rangsit - Pathum Thani and Samut Prakan, 1,177,252 live listings in all.
A poster is identified by the last nine digits of the posted phone number, or failing that the LINE ID, or failing that the email. 815,622 live listings carry one. Listings are not merged across portals, so one unit posted on three portals counts three times, which is how a buyer scrolling the portals meets it. Tiers and top-ten figures are computed within each zone. The condo sale and rent cut reclassifies Teedin108 listings from their titles and prices, because that portal files most of its sale listings under rent. Every figure is aggregated; no poster is named. Median asking rents exclude KaiBaanThai, whose prices do not parse reliably, and every median rests on 30 or more listings.
