When New Bangkok Rentals Hit the Portals
In the eleven weeks from 13 July to 27 September 2026, 139,646 new condo rental listings in Greater Bangkok went up on PropertyHub. That is about 12,700 a week, against about 2,900 new condo sale listings, so rentals outnumber sales more than four to one in fresh stock.
Most of that flow does not come from landlords posting their own unit. A group of 103 accounts that each posted more than 100 listings in the window put up 90 percent of the new rentals. The accounts that posted one to five listings, the closest thing in this data to owners, added about 250 a week between them. They post mostly Monday to Thursday, a little more in the first week of the month, and they make up a much bigger share of new rentals in the outer zones than in Sukhumvit.
This post shows that flow week by week, who posts it, and when the smaller posters are active. It ends with a prospecting routine built around it.

Why there is no month-by-month calendar here
The obvious question is which months owners list in. We looked, and our data cannot answer it yet.
We can only count listings we have seen. PropertyHub rentals that the portal dates to January 2025 number 3,788 in our data. Those dated December 2025 number 16,148, and February 2026 numbers 37,285. That rise is not a boom. It reflects how many listings from each month were still up once our reads of the portal began in February 2026. Our turnover post found that 85 percent of rentals posted in early 2026 were gone within seven to eight months. So most of what was posted in early 2025 had come down before we ever saw it.
The months from March to June 2026 have a similar problem. Our PropertyHub reads in that stretch came in batches, and listings the portal dates to April and May were first recorded together, weeks after posting. Only from July did we capture new listings within days. In August and September, 109,483 of the 109,606 new rentals were in our data within three days of the portal's creation date. A calendar of owner listing seasons needs a full year of that, so this post sticks to the eleven clean weeks.

A normal week brought between about 8,800 and 14,500 new rentals. The week starting 31 August brought 25,675. That spike was not a wave of landlords. On 4, 5 and 6 September, the busiest account of the day posted 3,951, then 4,226, then 3,354 listings. The quietest days were the last weekend of August, with 810 and 657 new rentals.
Sale listings ran steadier, between 2,303 and 3,926 a week.
For an agent, weekly totals are a poor guide. A jump in new rentals in one week is more likely one desk uploading stock than landlords flooding the market. The steadier signal is the smaller posters.
Who posts new rentals
We grouped every PropertyHub account by how many Greater Bangkok condo listings it created in the eleven weeks, rent and sale together. The 103 accounts with more than 100 listings each posted 126,091 of the 139,646 new rentals. Another 492 accounts with 6 to 100 listings posted 10,849. The 1,749 accounts with one to five listings posted 2,706.
That last group is not all owners. A part-time agent with a few units lands there too. It is still where owner-posted rentals sit, and at about 250 a week across Greater Bangkok it is a manageable number to read in full. Our agents per zone post shows how concentrated the live stock is by poster, and the flow of new rentals on PropertyHub is concentrated too.

Small accounts post on weekdays. Over the eleven weeks, Mondays to Thursdays each drew between 426 and 444 new rentals in total, Fridays 376, and Saturdays and Sundays about 300 each. Monday to Thursday runs close to half again above the weekend.
The mid-sized accounts follow the same shape, with 1,625 to 1,896 rentals on each weekday and 1,160 on Saturday and 1,002 on Sunday. The bulk accounts post right through the weekend, with 17,349 on Saturdays and 16,720 on Sundays, so on a weekend a larger share of what is new comes from them.
The time of month matters a little. Across 15 July to 27 September, small accounts posted 39.8 new rentals a day in the first seven days of a month and 32.5 a day from the 22nd to month end. Mid-sized accounts showed the same tilt, 152.3 a day early in the month against 122.5 late. That fits leases that run to the end of a month, with landlords posting once they know a unit is coming free. The data cannot confirm the reason.

In Sukhumvit, accounts with more than 100 listings posted 92.7 percent of the new rentals. Sathorn - Silom was similar at 92.2 percent. Further out the share drops. In Nonthaburi, 19.0 percent of new rentals came from accounts with 100 listings or fewer, in Don Mueang - Laksi 26.0 percent and in Rangsit - Pathum Thani 40.6 percent.
So in the outer zones, a larger slice of each week's new rentals belongs to someone who is not a big desk. For an agent looking for landlords without an agent, the outer zones have fewer listings but a far better ratio.
A prospecting routine
Read the new rentals from small accounts, not the whole feed. Across Greater Bangkok that is roughly 35 to 40 a day on weekdays on PropertyHub, few enough to scan in one sitting.
Check Monday to Thursday, and put a little more time into the first week of the month. That is when small accounts post the most.
Move early. Our rent cuts post found that landlords who cut do it a median 22 days after posting, and our turnover data shows most rentals are gone within months. A landlord whose rental has been up for two or three weeks is at the point where the ones who cut usually do it, which is a good time to offer help.
Weight your prospecting toward the zones where small posters are a bigger share. A Rangsit or Nonthaburi listing is less likely to be one of hundreds from a single desk.
Ignore spikes. When a week's new rental count doubles, check how many accounts posted before reading anything into it.
How we measured this
Data window. PropertyHub condo listings in Greater Bangkok zones that the portal dates between 13 July and 27 September 2026, eleven full weeks, grouped by the portal's creation date. We use PropertyHub alone because it is the portal where we capture new listings within days of posting and where the creation date is dependable. The other portals either do not give a creation date we can use or were not read continuously enough over this period.
Counts. 139,646 rentals and 32,094 sale listings. Poster groups count each account's Greater Bangkok condo listings, rent and sale together, created in the window. The time-of-month figures use 15 July to 27 September so that each part of the month is covered evenly, and they are averaged per calendar day.
Caveats. An account is not a person, and a small account can be a part-time agent as easily as an owner. PropertyHub does not file condo rentals under the "Lease" label that LivingInsider uses, so no rows were left out on that count. This post uses creation dates only and does not use removal dates, which lag because Vurel's removal checker is still working through a backlog. Vurel does not merge duplicate listings, so a unit posted twice counts twice.
