Where to List a Thai Property: Portals by Segment and Price

Posting one listing on every Thai portal takes hours, and on some of them it lands among thousands from a few big desks. A better question is where listings like yours already sit, because buyers and renters search where the stock is deepest.

The answer changes a lot by segment. PropertyHub holds 54 percent of live condo rentals in Thailand. Teedin108 holds 68 percent of land for sale. For houses and townhomes for sale, no portal holds more than 19 percent. Inside Bangkok condos the mix also moves with price. DDproperty's share of sale listings rises from 18 percent under 2 million baht to 40 percent above 15 million.

Our portal comparison covers each site's size, contact access and reach. This post takes one step further and asks, for a given listing, which portals to cover first.

Which portal leads each segment

Three kinds of segment show up.

One-portal segments. Land is a Teedin108 market. Of 215,851 live land-for-sale listings, 146,120 are on Teedin108, and the next portal, LivingInsider, has 7.4 percent. Condo rentals lean the same way toward PropertyHub, which carries 314,576 of 580,730 live listings. DDproperty is second at 17.8 percent and LivingInsider third at 12.3.

Three-portal segments. Condo sales split between PropertyHub (32.1 percent), DDproperty (24.2) and LivingInsider (21.8), with Hipflat next at 9.3. Covering those three puts a sale listing where 78 percent of the stock sits.

Spread-out segments. Houses and townhomes for sale are split five ways. PropertyHub and Teedin108 each hold 18.8 percent, DDproperty 18.5, Hipflat 16.1 and LivingInsider 15.7. For rentals the top three, Teedin108, Hipflat and PropertyHub, each hold 20 to 22 percent. No single portal carries much more than a fifth of house and townhome listings, so a house needs four or five portals to sit where the comparable stock is.

Under 2 million baht, LivingInsider carries the most listings, 35.4 percent of 44,598, ahead of PropertyHub at 30.6. That is the budget resale end, where LivingInsider's deep Thai stock shows most.

Above 15 million baht, DDproperty leads with 39.9 percent of 38,781 listings and LivingInsider drops to 17.4. PropertyHub holds between 31 and 37 percent in every band, which makes it the one portal a Bangkok condo seller should never skip.

Rentals follow the same direction, only steeper. Below 12,000 baht a month, PropertyHub carries 75.3 percent of listings and DDproperty 5.8. At 70,000 and up the two are close to level, 41.1 percent against 38.7. LivingInsider holds 11 to 13 percent of rentals in every band.

A cheap rental that skips PropertyHub is absent from the portal carrying three quarters of the listings it competes with. A prime rental posted only on PropertyHub misses the portal that carries nearly as many of its competitors.

How crowded each portal is

Deep stock also brings the desks. The chart below shows, for Bangkok condos for sale, how much of each portal's inventory comes from posters with more than 200 such listings on that portal.

On PropertyHub, 87 percent of Bangkok condo sale listings come from posters with more than 200 of them. A solo agent's listing there shares the page with a handful of large accounts. On Kaidee, posters with one to five listings account for 47.6 percent, and on Teedin108 18.3 percent. Rentals are more desk-heavy still, with 88.8 percent of PropertyHub's Bangkok condo rentals and 78.9 percent of DDproperty's coming from 200-plus posters.

That does not make PropertyHub a place to skip. It still holds the most condo stock of any portal. It does mean a listing there has to win on price, photos and title, because volume belongs to someone else. The smaller portals give a listing more room, though with less stock beside it and probably fewer searches.

Two worked examples

A one-bedroom in Rama 9 - Ratchada for sale at 3.5 million baht sits in a band of 13,044 live listings in that zone. LivingInsider carries 4,682 of them (35.9 percent), PropertyHub 4,027 (30.9) and DDproperty 2,775 (21.3). Those three cover 88 percent of the competing stock. Teedin108, Dot Property and Hipflat add about 1,400 between them.

A Sukhumvit one-bedroom for rent at 28,000 baht a month sits among 52,500 live listings between 20,000 and 35,000 baht in the zone. PropertyHub alone carries 35,976, or 68.5 percent. DDproperty adds 13.3 percent, LivingInsider 8.9 and Dot Property 6.2. For this listing PropertyHub is essential and each portal after it adds a smaller slice, so the time is better spent on the PropertyHub listing's price, photos and title than on a sixth portal.

Run the same count for your own zone and price band before deciding. The split in your corner of the market can differ from the city-wide picture above.

A placement checklist

  1. Condo for rent under 20,000 baht. PropertyHub first, as it carries 68 to 75 percent of Bangkok listings in that range. Add LivingInsider.
  2. Condo for rent at 35,000 baht and up. PropertyHub and DDproperty both. At 70,000 and up they are near level.
  3. Condo for sale under 4 million. LivingInsider and PropertyHub, then DDproperty. Under 2 million, LivingInsider holds the most listings.
  4. Condo for sale above 7 million. PropertyHub and DDproperty. Above 15 million, DDproperty leads.
  5. House or townhome, sale or rent. Four or five portals, because no single one holds more than 22 percent. Include Teedin108 and Hipflat along with PropertyHub and DDproperty.
  6. Land. Teedin108 first, since it carries two thirds of all land for sale. The rest split about a third between them.

One more factor is who can reach you. DDproperty, Hipflat and Dot Property show no poster phone or LINE ID in our data, so buyers go through the portal, while PropertyHub, Teedin108 and Kaidee show them on nearly every listing. If you rely on direct calls, weigh that in, and read our note on when a portal beats a broker.

How we measured this

The data is Vurel's index of eleven Thai portals. A listing counts as live if we saw it on its portal between 1 August and 28 September 2026 and our verification job has not since found it taken down. Segment shares cover all of Thailand, 1.58 million live condo, house, townhome and land listings. The price-band charts cover condos in 30 Bangkok-area zones (Bangkok plus Nonthaburi, Pathum Thani and Samut Prakan), with sale asks of at least 300,000 baht and rents between 2,000 and 1,000,000 baht a month.

These are shares of supply, not traffic. Where the stock sits is where agents have found it worth posting; no portal publishes comparable visitor numbers. Listings are not merged across portals, so one unit posted on three sites counts on all three.

Several fixes apply. Teedin108 files most of its sale listings under rent, so we reclassified its listings from Thai sale and rent words in the title, then by price. Teedin108 has no townhome category and files them as houses, which is why houses and townhomes are combined here. LivingInsider's "Lease" listings are ordinary rentals and are counted as rent. KaiBaanThai is left out of the price bands because its prices do not parse reliably, and Hipflat is under-counted in them because most of its listings carry no price in our data. Poster size on PropertyHub, DDproperty and LivingInsider uses the portal's own account ID; on Teedin108 and Kaidee it uses the posted phone, LINE or email. All figures are asking prices.
